Often, but not always. It can be the chimney, the flashing, the gutter, or condensation. We trace it properly rather than guessing, because replacing the wrong thing fixes nothing.

Depends on the age and condition of the whole roof. If a repair will genuinely see you right for years, that's what we'll recommend, even though a re-roof would pay us more.
