No more worrying
about the roof
Turning unused roof space into a proper bedroom, office or bathroom — structure, insulation and finish done right.
WHAT WE COVER
Roofing, In Full
Roof repairs
Slipped and cracked slates, leaks traced to source, flashing and valleys. We tell you what actually needs doing — not what pads the bill.
Guttering & fascia
Guttering, downpipes, soffit and fascia — the parts that cause damp inside when they fail outside.
Full re-roofs
Complete strip and re-roof, pitched or flat, with the timbers and battens checked underneath rather than covered over.
Chimneys & Leadwork
Repointing, rebuilds and new lead flashing. Chimneys are where most roof leaks actually start.
Flat roofing
Torch-on felt and rubber systems laid properly, with the falls right so water goes where it should.
Roof cleaning
Moss and dirt removed without blasting your tiles to bits, so the roof looks right and drains right.
Why us for this
What people worry about
These are the three things customers tell us went wrong last time. They're the three we're strictest about.
✔️
We clear up after ourselves
One of the most common complaints about roofers in Belfast is nails and screws left all over the drive afterwards. We sweep and magnet-sweep the site before we leave.
✔️
No upselling on the roof
You'll not be told every ridge tile is cracked when it isn't. If a repair will do, we'll say so — even though a re-roof pays us more.
✔️
You get told what's happening
Photos of what we find up there, before and during. You shouldn't have to take a roofer's word for something you can't see.

We build it
Timeline agreed, dust kept out of the rest of the house, and signed off at the end.
COMMON QUESTIONS
Loft Conversions FAQ
-
It comes down to head height, roof pitch and where the stairs can go. As a rough guide you want around 2.2m at the highest point, but we'll measure yours properly and tell you straight — including if the answer is no.
-
Most loft conversions fall under permitted development, though dormers can change that. Building control approval is needed regardless, and we handle it.
-
Typically a few weeks rather than months, depending on whether there's a dormer and an en-suite involved. You get a timeline before we start.
-
Yes. Most of the work is above you. We seal the access route and keep dust out of the landing and bedrooms.
-
A properly converted, building-control-signed-off loft usually does — but only if it's done to standard. A boarded-out attic with a ladder doesn't count as a bedroom on a survey.
-
Yes, and it's one of the more common requests. It needs the plumbing planning early, which is another reason to have one contractor running the whole job.
